How this is worked out

  • Annual gross income = monthly rent x 12.
  • Annual operating expenses = (monthly expenses x 12) + yearly expenses.
  • Annual net income = gross income minus operating expenses. Monthly net income = annual net income / 12.
  • Gross yield = annual gross income / purchase price x 100. Net yield = annual net income / purchase price x 100.
  • Loan instalments are not included in operating expenses. The optional cash flow section shows them separately.
  • Vacancy periods are not assumed. To allow for them, enter a lower monthly rent.
